Chula Vista
Midway between Downtown San Diego, and the California's southern most border to Mexico, San Ysidro, is Chula Vista. It's Spanish translation is "pleasant view". Chula Vista is a large, yet widespread city. The city follows along route I-5 south along a coastal border. There are many local businesses here that support the automotive, agriculture and building trades. Many of the areas are older and settled, and there are many multi-generational neighborhoods where families stay in proximity to their parents, grandparents and children.
East Lake
East Lake is a series of recently developed master planned communities and neighborhoods that began development in the mid 1980's. Gorgeous affordable homes, new school, shopping centers all came to existence to provide new homes and new starts for many San Diegans. Large bonds were posted to cover the large initial investment to build the infrastructure to support the creation or roads, utilities, schools and public buildings and these costs are generally passed on as a "Mello Roos" payment to the owners of the homes in the community. Although it is an additional cost that needs to be considered as part of the monthly housing expense in addition to the mortgage payment, generally the homes within the area are newer construction and their relative prices are less than that of other surrounding communities.
Coronado
Similar to La Jolla, Del Mar, and Rancho Fe, Coronado is one of San Diego's premier luxury coastal communities. It is clandestine island like setting of magazine perfect homes with manicured grounds. Whether it is a small 800 ft beach cottage to a 8,000 squure foot within steps to the ocean, nealry all of the properties owners on the island take extreme pride in their properties as they carry very high value. The city also keep very tight ordinances to maintain extreme cleanliness through out the village. The shops are set within remodeled historic buildings and the Island is centered around the ocean and bay that surround the mainland. The Del Coronado Hotel is internationally recognized as one top historically significant and celebrated hotels. The grounds, shops and restaurants are enjoyable and they are open to the public.

Imperial Beach
Imperial Beach is a fun relaxing locale, and everything one might want in a bohemian beach community. Homes and condos are available at low prices as compared to any other San Diego beach cities. Imperial Beach has been identified as perhaps the next beach community to 'break out', however thus far the close proximity to the Border of Mexico has kept prices at bay.
