A Certified Market Analysis or "CMA" is a study of like properties in the local area. This may include recent sold as well as those presently in escrow, and perhaps properties that are currently actively for sale. The most relevant of all of these examples are the sold properties as they are testaments as to what buyers have been willing to pay, and the historical date of what the final closing numbers. The least relevant are the active properties, of which sometimes the listing prices can face reductions or experience extended market time supporting that the properties might be over-priced at the present levels.
Other than comparable sales data, we take a look at a series of other factors that effect home pricing such as:

- Buyer's or Seller's motivation
- Intrinsic value of the property
